
Bio
Mr. Nisengard concentrates his practice on commercial real estate and renewable energy matters. He advises individuals, closely held corporations, small businesses, not-for-profit organizations and national/international companies in connection with the structuring and negotiating of real estate development projects located in New York State and throughout the country, and routinely leads matters involving conveyance, leasing, financing and title. Mr. Nisengard’s practice frequently crosses over into Corporate and Environmental matters, and he assists clients with a wide range of property uses, including shopping centers, retail, office, medical, multi-family housing, manufacturing, warehouse and industrial projects on both vacant and improved property, including brownfields. In addition, Mr. Nisengard provides counsel on real estate aspects of renewable energy transactions, including solar, wind and battery storage, and addresses site control, power purchase, real property agreements and related matters in project development, investment, financing, purchase and sale transactions.
Mr. Nisengard represents owners, developers, landlords, tenants, buyers, sellers, borrowers, lenders and investors, and therefore understands all sides of the transaction, and leverages this experience to efficiently identify pragmatic solutions which can work for all parties.
Prior to joining Lippes Mathias, Mr. Nisengard earned a master’s degree in natural resources management and spent time working as a legislative analyst with both the New York State Senate and a lobbying firm.

Representative Matters
- Represented a client on the development and simultaneous sale of four community solar projects having a total project investment of approximately $62,000,000.
- Represented an international company with real estate matters in connection with acquiring a $128,000,000 development of 2.2 GW of solar projects and 600 MW of battery storage in Texas, including review of title matters, site control documents, purchase agreements, crossing agreements and surface use rights matters.
- Negotiated and secured site control on energy projects throughout the United States.
